RECITALS A. Landlord and Tenant are parties to a Lease Agreement dated effective May 1, 2008 (the "Lease"), The First Amendment to Lease Agreement dated effective April 1st, 2011 ("First Amendment"), and the Second Amendment to Lease Agreement dated effective April 1st, 2016 ("Second Amendment"), collectively ("The Lease") under which Tenant leases from Landlord certain portions of the building located at 26226 Pacific Hwy South, in Kent, Washington (the "Building") as shown in Exhibit A. Now, therefore, for mutual consideration, the parties agree as follows. All capitalized terms shall have the meaning set forth in the Lease unless otherwise herein defined. AGREEMENT 1. TERM. The Term of this Lease Agreement is hereby extended Sixty (60) months beginning on May 1, 2021 and will expire on April 30, 2026. 2. BASE RENT. Base Rent shall be equal to approximately $16.35 PSF per annum for the first year of the Term and increase accordingly to the schedule below. The square footage for the premises is confirmed to be approximately 1,174 SF. The rent for the term shall be as follows. Months Monthly Payments 05/01/21 — 04/30/22 $ 1,600.00 + Est CAM (Triple Net Charges) 05/01/22 — 04/30/23 $ 1,675.00 + Est CAM (Triple Net Charges) 05/01/23— 04/30/24 $ 1,750.00 + Est CAM (Triple Net Charges) 05/01/24— 04/30/25 $ 1,825.00 + Est CAM (Triple Net Charges) 05/01/25 — 04/30/26 $ 1,900.00 + Est CAM (Triple Net Charges) 3. OPERATING COSTS. Tenant shall continue to pay CAM as dictated in the Second Amendment. The estimated CAM for 2021 for the premises is $866.00. Estimates shall continue to be provided and recalculated as stated in the Lease Agreement. 4. EFFECTIVE DATE. Notwithstanding the date of execution of this Amendment, the terms and conditions of this Amendment will be effective as of April 30, 2021. 5. FULL FORCE. Except as amended herein, the Lease shall remain in full force and effect.
