Re: Panther Lake Shopping Center Kent,WA—Space A2 License Agreement
Dear Sir or Madam,
Please reference that certain Shopping Center License Agreement dated March 18,2011, as amended by the
First Amendment to Shopping Center License Agreement dated March 18, 2014,the Second Amendment to
Shopping Center License Agreement dated September 19, 2017,and the Third Amendment to Shopping
Center License Agreement dated May 5, 2020, (collectively, referred to herein as the"License Agreement")
for the Licensed Premises known as Space A2(10842 SE 20811' Street, Kent, WA)at Panther Lake Shopping
Center, Kent, WA ("Shopping Center'). Capitalized terns used in this notice shall have the meanings given
to them in the License Agreement, unless otherwise defined herein.
Per Article 1(C)of the License Agreement, Licensor and Licensee shall each have the right to terminate the
License Agreement at any time upon not less than thirty(30)days written notice to the other party.
Effective December 31,2020 the License Agreement shall terminate(the License Agreement
"Termination Date"). Licensee shall vacate the Licensed Premises,remove all personal property and
any improvements made to the Licensed Premises and Shopping Center during its tenancy,and
surrender the Licensed Premises and all keys in its possession, in good condition and repair by the
Termination Date. Licensee shall have no further interest in the Licensed Premises beyond December
31,2020.
Prior to Licensee's complete vacation of said Licensed Premises, Licensee shall contact and coordinate a
walk-through of the Licensed Premises with the Property Manager referenced below.
Please acknowledge your acceptance by signing below where indicated and return a copy to the undersigned
via email no later than November 1, 2020.
