Upon close of escrow, the local talring authority wilt prorate the ta*es as of the date of transfer, all tar(es due and owing after that date will be the buyer's responsibility. Any amounto owing must be-paid in-full up to and including the date of transfer. lf applicable, any amount paid in alvancewill be refunded to the seller after cloeing by the local taxing authority provided the prorated amount is reasonable and the cost to issue a check for refund of amounts-pald in advance does not exceed the prorated amount.
