l As you may know, the City is in the process of beginning work on the Lower and Lowest Russell
Road Levee Project(Kent Project#09-3007). As a part of the project, and in conjunction with the
King County Flood Control District, the need to purchase your property, which is identified on the
Legal Description attached as Exhibit "A" and by the parcel numbers and address listed above.
The undersigned is the City's agent completing this transaction.
The City has commissioned an independent appraisal of your property. Based on this appraisal,
the undersigned negotiator is authorized to offer the sum of S55,000.00, as total just compensation
to you and others who may have recorded interests in your property. This amount is offered as
consideration for the execution by all interested parties of the appropriate deeds and/or releases.
You may wish to employ professional services to evaluate the City's otter. If you do, we suggest
that you employ well-qualified evaluators so that the resulting evaluation report will be useful to
you in deciding whether to accept the City's offer. The City will reimburse you up to $750.00 of
your evaluation costs. However, in order !o receive reimbursement, you must submit proof of
payment of a bill from a well qualified evaluator such as, but not limited to, an attorney, appraiser
and/or real estate broker.
