AN ORDINANCE relating to planning and zoning
for land use and development in the City of Kent

and zoning, pursuant to Kent City Ordinance No.
1071, as amended, certain land annexed to the
4
City of Kent as unzoned as R-4 (Multiple Dwell-
ing Zoning District) zoning to said certain land.

NOW$ THEREFORE, THE CITY COUNCIL OF THE CITY OF KENT,

WASHINGTON$ DO ORDAIN AS FOLLOWS:

Section 1. The following described land, situated in the
8
City of Kent, County of King, State of Washington, and presently
9
unzoned, and more particularly described as follows:

The West 1/2 of the West 1/2 of the Southwest

1/4 of the Southeast 1/4 of Section 20, Town -
ship 22 North, Range 5 , East, W.M. , in King

County, Washington;
EXCEPT portion thereof conveyed heretofore to

King County by deeds recorded under Auditor's
File Nos. 2675552 and 6192855, records of
15
King County, for road purposes;

The East 1/2 of the West 1/2 of the Southwest
1/4 of the Southeast 1/4 of Section 20, Town -

ship 22 North -9 Range 5 East, W.M. , in King

County, Washington:
EXCEPT the South 180 feet of the East 15 6 feet;
AND EXCEPT that portion thereof heretofore con-

veyed to King County by deeds recorded under
Auditor's File Nos. 2680902 and 6192856, records

of King County, for road purposes; All situate
in the County of King, State of Washington.

subject however, to the provisions of the Sections of this Ordin-

ance hereinafter set forth. It is acknowledged that presently
26 on file with the Kent City Engineer is a site plan for the develop -
27 ment of the real property as set forth above, which in essence
23 provides for the construction of 62 four-plex buildings situated
29 on individual lots having an average of 9 , 6 0 0 square feet per lot,
30 with subject property so arranged to provide a recreational area
31 centrally located, having a total area size of 471,850. square
32 feet and the density of improvements for said subject..property is

1 designed to be less than 14 living units per acre, and, further,
2 there is also presently on file with the Kent City Engineer's Office
CCn 3 detailed drawings including elevation drawings for the proposed
�-� 4 four-plex units; and it is herewith acknowledged that the owners
\j 5 of the real property, as set forth above, during the public hearing

6 before the City Council, considering the original zoning of the
7 above described real property, promised as an inducement to the
8 City of Kent to zone said real property as R-4 (Multiple Dwelling
9 Zoning District) to comply with the aforementioned site plans and
10 drawings and the future development of said area and the City
11 Engineer of the City of Kent is herewith ordered not to issue any
12 building permits for the development of the real property as above
13 set forth unless it does conform and comply with said site plans
14 and detailed drawings.
15 Section 2. The City Engineer of the City of Kent be and
16 he is hereby authorized and directed to indicate upon the Compre-
17 hensive Planning Map of the City of Kent, or upon an addendum
18 thereto, the zoning of said uroperty as provided for in Section 1
19 of this Ordinance.
20 Section 3. That upon said amendment being shown upon the
21
Comprehensive Planning Map of the City of Kent, or upon an adden-
22
dum thereto, the copy of said map or addendum shall be filed with
23
the County Auditor of King County, Washington, and the City Clerk
24
of the City of Kent be and she is hereby authorized and directed
25
to record a certified copy of this Ordinance with the County
26
Auditor of King County, Washington, and pay the filing fee therefor.
27
Section 4. This Ordinance shall take effect and be in
28
force five (5) days from and after its passage, approval and pub -
29
lication as provided by law.
