ORDINANCE NO. // =
AN ORDINANCE relating to planning and
the zoning for land use and development
in the City of Kent, and zoning a portion
of certain land annexed by the City by
Ordinance No. 113 el to "R-2 (2 -Family
Residential Dis ricicff)"
WHEREAS, certain land was annexed by the City of
Kent by Ordinance No. /. 7 of the City, entitled "An
Ordinance of the City of Kent annexing to said City certain
lands contiguous thereto", passed by the City Council on the
day of =" s , 19 `Z ; and
WHEREAS, the effective date of the annexation made
by Ordinance No. ll -31 , and the effective date of the
Ordinance No. 1,3 q itself, was the -5- jj day of
19 4Z; and
WHEREAS, said annexation ordinance was passed and
said annexation became effective after the effective date of
Ordinance No. 10719 as amended, of the City of Kent, known
as the "Zoning Ordinance"; and
WHEREAS, as required by Section 10.16.04 of
Ordinance No. 1071, as amended, the Planning Commission of
the City of Kent conducted a study and made a report to the
City Council of the City of Kent recommending that certain
of the lands annexed by said Ordinance No. 113 q be zoned
R-2 (2 -Family Residential District), and
WHEREAS, the City Council of the City of Kent did
upon the 17th day of June 19639 hold a public hearing upon
said recommendations insofar as they related to a portion
of the lands annexed, said public hearing being held after
proper notice thereof,
NOW, THEREFORE, the City Council of the City of
Kent do ordain as follows:
Section 1. That the following described land
annexed to the City of Kent by the terms of Ordinance No.

2 County of King, State of WAshington, and more particularly
3 described as follows:
4 Beginning at the intersection of Moltke Road
(South 248th Street) and the East line of the West
5 1/2 of the NW 1/4 of the SE 1/4 of Section 199
Township 22 North, Range 5 EWM; thence East along
g the center line of Moltke Road (South 248th Street)
to an intersection with the west line projected
7 North of Tract 379 R. 0. Smith's Orchard Tracts
Addition to Kent, as recorded in Volume 12 of Plats,
g Page 279 records of King County, Washington; thence
continuing East along said center line of Moltke Road
9 (South 248th Street) a distance of 120 feet; thence
South parallel to the West line of said tract 37,
10 distance of 155 feet; thence East parallel to the
North line of said Tract 37, distance of -'30 feet;
11 thence South parallel to the West line of said Tract
37, a distance of" 275 feet; thence West parallel to
12 the north line of said tract 379 a distance of 150
feet to the West line thereof; thence South along
13 said West line of Tract 37 to the Southwest corner
of said Tract 37, said corner being the Southeast
14 corner of Tract 38, R.O. Smith's Orchard Tracts
Addition to Kent, as recorded in Volume 12 of Plats,
15 Page 279 records of King County! Washington; thence
West along the south line of said Tract 38, and said
16 line projected west to the East line of the West 1/2
of the NW 1/4 of the SE 1/4 of Section 199 Township
17 22 North, Range 5 EWM; thence North along said East
line to the point of beginning.4 OR; That portion of
18 Tract 38, R. 0. Smith's Orchard Tracts Addition to
Kent, as recorded in Volume 12 of Plats, Page 27,
19 Records of King County, Washington, lying East of the
east line of the West one-half of the NW 1/4 of the
20 SE 1/4 of Section 19, Township 22 North, Range 5
EWM and including the South 30 feet of Moltke Road
21 (South 248th St.) adjacent on the north. ALSO: the
West 120 feet of the north 400 feet of Tract 370
22 R. 0. Smith's Orchard Tracts Addition to Kent, as
recorded in Volume 12 of Plats, Page 279 records of
23 King County, Washington, together with the East 30
feet df the West 150 feet of the South 275 feet of
24 the North 400 feet of said Tract 379 including the
South 30 feet of Moltke Road (South 248th St.) ad -
25 jacent on the north. ALSO: That portion of Tract
419 R. 0. Smith's Orchard Tracts Audition to Kent,
26 as recorded in Volume 12 of Plats, Page 27, Records
of King County, Washington lying East of the East
27 line of the West 1/2 of the NW 1/4 of the SE 1/4 of
Section 199 Township 22 North, Range 5 EWM, and
28 North of the South line projected west of Tract 38,
said R. 0. Smith's Orchard Tracts Addition to Kent.
29 ALSO: Any streets or highway included in the body
of the annexation, but not specifically described.

be and it is hereby zoned "R-2 (2 -Family Residential

Section 2. That the City Engineer of the City of
Kent be and he is hereby authorized and directed to indicate
upon the comprehensive planning map of the City of Kent, or
on an addendum thereto, the zoning of said property as provid-
ed for in Sections 1 and 2 of this Ordinance.
Section 3. That upon said Amendment being shown
on the comprehensive planning map of the City of Kent, or on
an addendum thereto, a copy of said map or addendum be filed
with the County Auditor of King County, Washington, and the
City Clerk of the City of Kent be and he is hereby authorized
and directed to record this Ordinance with the County Auditor
of King County.
Section 4. This Ordinance shall take effect and
be in force five (5) days from and after its passage, approval
and publication as by law provided. f
