ORDINANCE NO. yr '
AN ORDINANCE of the City of Kent,
Washington, adopting by reference that
certain code known as Uniform Building
Code -1976 Edition, together with certai ,,a 0
additions thereto; adopting specified A
chapters of the appendix to said code;
�( and providing for the filing of three
Oq D copies of the code with the Kent City Clerk.
THE CITY COUNCIL OF THE CITY OF KENT, WASHINGTON DO
HEREBY ORDAIN AS FOLLOWS:
Section 1. There is adopted upon the effective date of
this Ordinance and upon the filing of three copies thereof with
the Kent City Clerk, that certain code known as Uniform Building
Code - 1976 Edition, with the following additions:
a. Section 301(2) shall be amended to add
the following: "PERFORMANCE BONDS: Be-
fore any demolition permit is issued,
the applicant or his agent shall post a
cash performance bond with the City Trea-
surer based on the following schedule:
$ 50.00 - Zero to 1,000 square feet.
(not required if no utilities to
structure)
$100.00 - 1,001 to 5,000 square feet.
$200.00 - 5,001 to 10,000 square feet.
$500.00 -10,001 square feet and over..
The above figures may be lowered by 50%
if no utilities serve the structure to be
demolished".
b. There is hereby added to Chapter 13 "Re-
quirements for Group R, Division 1 Occu-
pancies" a new section to be designated
as Section 1314 and which shall read as
follows:
"It is hereby established that the paved
vehicular access (driveway) to any R-1
Occupancy (as defined in the Uniform Buil-
ding Code) shall not exceed a slope of 10%
from the property line to the required off-
street stall."
EXCEPTIONS: The Building Official may
allow the driveway to exceed 10% (but
not to exceed 15%) when requested in
writing from both the owner and the con-
tractor, providing that in the opinion
of the Building Official there is no
reasonable alternative solution.
c. There is hereby added to Chapter 14 "Re-
quirements for Group R, Division 3 Occu-
pancies" a new Section to be designated as
Section 1414 and which shall read as fol-
lows:
"It is hereby established that the paved
vehicular access (driveway) to any R-3
Occupancy (as defined in the Uniform
Building Code) shall not exceed a slope
of 10% from the property line to the re-
quired off-street stall".
EXCEPTIONS: The Building Official may al-
low the driveway to exceed 10% (but not to
exceed 15%) when requested in writing from
both the owner and the contractor, pro-
viding that in the opinion of the Building
Official there is no reasonable alternative
solution.
d. Section 3305(j) "Hand Rails - Exception"
is hereby amended to add the following:
"Stairways having less than four risers
need not have handrails.
e. Section 4506(b) "Awning - Exception" is
hereby amended to add the following:
"Fixed awnings of any length may be e-
rected on one story buildings."
Section 2. Chapters 13, 15, 49 and 70 of the Appendix
of the Uniform Building Code, 1976 Edition, are hereby adopted.
Section 3. Ordinance 1855 and any other ordinances
inconsistent with the provisions of this Ordinance shall be and
the same are hereby repealed.

Section 4. This Ordinance shall take effect and be
in force five (5) days from and after its passage, approval and
publication as provided by law.
