ORDINANCE NO.
AN ORDINANCE relating to planning and
rezoning for land use and development in the
City of Kent, Washington, and rezoning a portion
of certain property originally zoned by the
City of Kent by Ordinance No. 1071, as R-1
(Single Family Residential Zoning District) to
R-3 (Multiple Dwelling Zoning District) zone.
WHEREAS, certain land was originally zoned by the City
of Kent by Ordinance No. 1071, as amended, entitled "Zoning
Ordinance for the City of Kent, Washington", passed by the City
Council on the 15th day of September, 1960; and
WHEREAS, the effective date of the zoning of said
certain land by said Ordinance No. 1071 and the effective date
of said Ordinance No. 1071, itself, was the 3rd day of October,
1960; and
WHEREAS, as required by Ordinance No. 1071, as amended,
the City Council, after referral, study by and a public hearing
before the Planning Commission of the City of Kent, wherein it
was recommended that said land be rezoned from R-1 (Single Family
Residential Zoning District) zone to R-3 (Multiple Dwelling
Zoning District) zone; and
WHEREAS, it is found that the said rezone is in the
best interests of the health, welfare and morals of the citizens
of the City of Kent and is consistent with the comprehensive plan
of the City of Kent and consistent with good planning; and
WHEREAS, thereafter the City Council of the City of
Kent did, upon the 2nd day of March, 1970, hold a public hearing
on said recommendation insofar as it related to said certain
lands, said public hearing being held after proper notice thereof;
NOW, THEREFORE,
THE CITY COUNCIL OF THE CITY OF KENT, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. The following described land, situated
in the City of Kent, County of King, State of Washington, and
presently zoned as R-1 (Single Family Residential Zoning District)
zone and more particularly described as follows:
SECTION 29-22-5 Tax Lot 47
That portion of the west 2 acres of the south 5
acres of the west 10 acres of that portion of the
east 3/4 of the northwest 1/4 of the northeast 1/4
of Section 29, Township 22 North, Range 5 E.W.M.
lying north of the Kent-Kangley Road, described
me
as follows: Beginning at the north 1/4 of said
Section; thence south 88134`46'° east along the
north line of said section 546.43 feet; thence
south 0159'45°' east parallel to the west line of
the east 3/4 of the northwest 1/4 of the northeast
1/4 of said section 479.20 feet to the True Point
of Beginning; thence south 77015'34" east 258.27
feet to the East line of the said west 10 acres;
thence south 0159'45" east 520.61 feet to the
northeasterly line of the Kent-Kangley Road; thence
south 62119'11" east 235.96 feet to the east line
of the west 2 acres of the south 5 acres of the
said west 10 acres; thence northerly along the east
line of the west 2 acres of the south 5 acres of
said west 10 acres 444.72 feet to the True Point of
beginning.
That portion of the west 2 acres of south 5 acres of
west 10 acres of that portion of east 3/4 of northwest
1/4 of northeast 1/4, Section 29, Township 22 N.,
Range 5 F.W.M. lying north of Kent-Kangley Road
described as follows: Beginning at the north 1/4
corner of said Section; thence south 88°34'46" E.
along the north line of said section 546.43 feet;
thence south 0159'45" east parallel to the west
line of east 3/4 of northwest 1/4 of northeast 1/4
of said section 466.34 feet to the northeast corner
of said west 2 acres and the true point of beginning;
thence continue south 0059'45" east along the east
line of said west 2 acres 457.58 feet to the north-
easterly line of the Kent-Kangley Road; thence north
62°19111" west along said line 33.00 feet; thence
north 0141'11" west along an existing fence line
435.39 feet to the north line of said west 2 acres;
thence south 88°34'46" east along said north line
26.58 feet to the true point of beginning.
SECTION 29--22-5 - Tax Lot 226
The north 190 feet of the east 220 feet of the north
5 acres of the west 10 acres of all that portion of
the following land which lies north of the County
Road running through the same: The east half of the
northwest quarter of the northeast quarter and the
east half of the west half of the northwest quarter
of the northeast quarter; ALL in Section 29, Township
22 North, Range 5 East, W.M., in King County, Wash-
ington; EXCEPT from said north 5 acres a strip of
land along the north line thereof conveyed to King
County for road purposes.
is hereby rezoned to R-3 (multiple Dwelling Zoning District) zone.
Section 2. The Planning Director of the City of Kent
be and he is hereby authorized and directed to indicate upon
the Comprehensive Planning Map of the City of Kent, or upon an
addendum thereto, the zoning of said property as provided for
in Section 1 of this Ordinance.

Section 3. That upon said amendment being shown upon
the Comprehensive Planning Map of the City of Kent, or upon an
addendum thereto, the copy of said map or addendum shall be filed
with the County Auditor of King County, Washington, and the City
Clerk of the City of Kent be and she is hereby authorized and
directed to record this Ordinance with the County Auditor of King
County and pay the filing fee therefor.
Section 4. This ordinance shall take effect and be
in force five days from and after its passage, approval and
publication, as provided by law.
