RESOLUTION NO.
A RESOLUTION of the City Council of the
City of Kent, Washington concerning the City of
Kent Comprehensive Plan; directing the Planning
Commission to study commercial zoning in the
general vicinity of the intersection of 104th
Avenue S.E. and S.E. 240th Street and to make
recommendations for Comprehensive Plan and
implementing zoning amendments.

WHEREAS, the City Council considered a request to rezone,
as commercial, certain property in the general vicinity of the
intersection of 104th Avenue S.E. and s.E. 240th Street in the
City of Kent [#RZ-3-83-3, APPLICATION OF FRED MEYER, LTD.]; and
WHEREAS, the City Council on August 6, 1984 affirmed the
decision of the Hearing Examiner and denied said rezone
application; and
WHEREAS, the City Council further determined to direct the
Planning Commission to consider the commercial zoning designations
in the general vicinity of the intersection of 104th Avenue S.E.
and S.E. 240th Street; NOW, THEREFORE,
THE CITY COUNCIL OF THE CITY OF KENT, WASHINGTON DOES
HEREBY RESOLVE AS FOLLOWS:
Section 1. The Council finds as follows:
1.1. The East Hill Section of the Comprehensive Plan of
the City of Kent provides as a land use element that:
The area commercially zoned should be
expanded at such time when at least 75
percent of the existing commercial land
is developed. [East Hill Plan, Policy 8
of "Public Facilities," P.53];
1.2. The East Hill Section of the Comprehensive Plan
should be reviewed and studied to determine whether commercial
zoning should be expanded at the referenced site and in the
general vicinity of the intersection of 104th Avenue s.E. and S.E.
240th Street.
1.3. The general vicinity of the intersection of 104th
Avenue S.E. and s.E. 240th Street is further described as that
area of the City of kent and Kent Sphere of Interest, North of
S.E. 248th Street and South of s.E. 232nd Street, West of 112th
Avenue S.E. and East of 98th Avenue S.E.
Section 2. The Planning Commission is directed to review
and study the Comprehensive Plan to determine whether commercial
zoning should be expanded in the general vicinity of the
intersection of 104th Avenue S.E. and S.E. 240th Street as
described in Section 1.3, above, and conduct such public hearings
as are necessary and proper to assist its deliberations. The
Planning Department shall assist the Planning Commission.
Following the completion of the study, the recommendation of the
Planning Commission for Comprehensive Plan amendment and
implementing zoning measures shall be forwarded to the City
Council.
Passed at a regular meeting of the City Council of the
