This Termination of Sensitive Area Easement ("Termination") is entered into
this day of , 2015, by and between the city of Kent, a
Washington municipal corporation ("City"), and Venus Developments, LLC, a
Washington limited liability company ("Venus Developments").
Whereas, Venus Developments, as Grantor, and the City, as Grantee,
entered into that certain Sensitive Area Easement dated October 26, 2010, and
recorded on December 1, 2010, under King County Recording Number
20101201000461 (the "Easement'), a copy of which is attached hereto as Exhibit
"i" and made a part hereof, which encumbers Lot B, City of Kent LLA No. LL-88-21;
and
Whereas, Venus Developments is the owner of Lot B, City of Kent LLA No. LL-
88-21; and
Whereas, the parties acknowledge and agree that the short plat for which the
Easement had been dedicated expired prior to receiving final approval, and Venus
Developments has abandoned the Project f/k/a the Cheema Short Plat; and

Whereas, the Grantor and Grantee have determined that it is in their- mutual
best interest to terminate the Easement.
1. The Easement is hereby terminated in its entirety and both parties
hereby release and relinquish all rights and obligations under the Easement.
2. This Termination may be executed in any number of counterparts,
each of which shall be an original, but all of which taken together shall constitute
one and the same instrument.
3. The terms of this Termination shall run with the land and shall be
binding upon the successors and assigns of the parties hereto.
