They are prepared to waive contingencies and close on July 20 pending acceptance on the price concession to a final sales price of $67,500.00,which is based on the uncertainty of the expenses associated with replacing the sewer line to current code standards. 1 Should the concession not be approved there are four back up offers pending. All were forwarded the information on the development requirements for the site prior to receiving their offers. But it is also likely that if a back up offer is accepted that that party would also push back on pricing one their due diligence is started. Please forward this for review and/or approval and let me know the intended action with the price change addenda. U will then advise the buyers agent as to to expect and also notify the back up offers of the sale status. Dan is willing to accept the sewer line without resolution but the cost could go very high, depending on what they actually find when ownership transfers and they start digging—could be 20K or more. Cindy said if the 4" line needs replacement, the new line has to be 6"...at least 100' and at least 4' deep! So Dan is asking the City to absorb a bit of the cost. The other provision that will be resolved tomorrow is that Cindy (who was not available today) said she would verify the fees by tomorrow. We're still on sched to close 7/20. Give me some feedback on this if you think there will be a prob asking for reduction.
