Landlord and Tenant are the landlord and tenant,respectively,under that certain Lease dated as of December 16's, 2008 (the "Lease'), relating to certain real property located in the City of § Kent,County of King, State of Washington, more particularly described in Exhibit"A"attached hereto {the "Property) The term of the lease is for twenty (20) years, following the Commencement date. The address of the property is 1210 South Central Avenue, Kent, Washington. The leased premises consist of 4782 square feet. 2. Said Lease was authorized by King County ordinance#16321 on December 8,2008. 3. Pursuant to Exhibit E of the Lease,there will be a Reciprocal Parking Easement granted by the City(Grantor)to the County(Grantee) 4. Pursuant to Rider One of the lease, the City of Kent has an interest in acquiring the King County owned property. Rider One, granting the City a right of first refusal to purchase the property,will be executed upon completion of a Lot Line Adjustment between the parties. 5 Pursuant to Exhibit D of the Lease, a formula has been determined for allocating value of Facility(Building and Property)upon termination or expiration of the Lease 20110201000M 002 6. Pursuant to Rider Two of the Lease,the County has an interest in acquiring the City of Kent Jail and Community Corrections Facilities Rider Two will be executed simultaneously with Rider One.
